Our lettings team are all of a similar age, background and education to the great majority of the tenants who look to rent through us; our negotiators know their target audience, and connect well with our prospective tenants. We will guide you through the process

We will help you deal with whatever needs to be done. Residing overseas? We will help you sort out arrangements with HMRC. Need to furnish the property? Not a problem for us to organise the supply of inexpensive mid-range (or better) furnishings and carpeting. Gas safety check not done? We will arrange this and any other test needed with price competitive contractors. Our charges for arranging these and many other tasks is included in our standard fee - you just pay the cost price of any goods, services or supplies that we arrange for you. We are happy to help our client landlords through all these and other matters where our great experience is essential and knowledge of good local contractors is vital to ensure a smooth and inexpensive letting for you.

Our charges

We are highly competitive. Unlike many large corporate agencies, we do not look to charge for every little item we deal with; our charges are clearly set out on our terms of engagement, and those few matters we do have to charge extra for are clearly explained.

We do not charge renewal fees for lettings. If our instruction is to let only then our letting fee is charged once and once only. We will only make another charge if you instruct us to do something else.

Our management fee includes any fee for letting the property and is paid monthly. We do not charge large fees upfront when we manage a property. We are only too aware of how difficult it is for those landlords with mortgages to pay when they are faced with no income for the first month or two of a new or renewed letting because their managing agent wants their fees all in advance. We collect our fee as a percentage of the rent we collect and is constant throughout the term of the tenancy as a relatively small expense; and we are only paid as and when the landlord gets paid; that is a great incentive for us as managers to make sure we do our job well!
