Our professional team can guide you through the residential property lettings process.
We endeavour to find you suitable tenants and carry out credit checks via an independent specialist company to ascertain their history.
We advertise on a number of websites including: findaproperty.com, rightmove.com, propertyfinder.com, primelocation.com, our own website, local newspapers, Evening Standard, Loot and Avenues.
We offer two types of service ‘Let only’ or ’Let and managed’ details of which are described as follows:
Let only
We will advertise the property, find you suitable tenant/s, take a holding deposit while we carry out reference checks, providing the tenant/s are suitable prepare the tenancy agreement, take the deposit on your behalf and setup the standing order for all further payments which are paid directly into your bank account. We can also hold the deposit on behalf of the landlord under the tenancy deposit scheme (details below).
Let and Managed
We will find you suitable tenant/s, take a holding deposit while we carry out reference checks, providing the tenants/s are suitable prepare the tenancy agreement, hold the deposit on your behalf in an authorised tenancy deposit scheme, carry out a detailed inventory, manage any problems with the property and or tenant/s, transfer the rent to your bank account on a monthly basis with detailed statements, carry out quarterly inspections of the property.
Tenancy deposit scheme
As of 6th April 2007 it became a mandatory requirement that all deposits are held in an authorised tenancy deposit scheme. Davies and Davies are insured with The Dispute Service www.tds.gov.uk.
Deposits are protected to ensure:
- tenants get all or part of their deposit back, when they are entitled to it
- any disputes between tenants and landlords or agents will be easier to resolve
- tenants are encouraged to look after the property they are renting
