Our internal marketing team recently extracted and studied Google search data from November 2024 through to April 2025, revealing the top 20 most searched-for home features in North London, based on year-on-year search increases.

What North London Home Buyers are Searching for in 2025

6. Downstairs Cloakroom (+100%)

Convenience matters. Especially when guests are over (or during a potty-training phase).

7. Semi-Detached Property (+100%)

Buyers are prioritising space and separation, but still want that neighbourly feel.

8. Nearby Farm Shop (+83%)

Locavores are alive and well in North London. Farm shop proximity is now a lifestyle marker.

9. Energy-Efficient Appliances (+67%)

As bills rise, so does the demand for low-energy living.

10. Quartz Worktops (+52%)

Buyers love low-maintenance luxury – especially if it looks great in listing photos.

11. South-Facing Garden (+52%)

Natural light still reigns supreme. South-facing gardens are a consistent winner.

12. Built-In Storage (+40%)

Clutter-free living is in. Clever storage is more than a nice-to-have – it’s a search term.

18. Hot Water Tap (+14%)

Small but mighty. Instant boiling water is a modern kitchen flex.

19. Modern Home Design (+23%)

Buyers want a cohesive, up-to-date aesthetic – from curb appeal to kitchen tiles.

20. Proximity to Green Spaces / Parks

Always relevant, especially for families and dog owners – even without a recorded % rise, this is a non-negotiable for many.

How We Use This Data for Our Sellers

This isn’t just interesting trivia – it directly informs how we market and position the properties we represent. Our team uses search behaviour to:

  • Tailor listings with high-demand keywords like “home office,” “smart lighting,” or “garden studio.”

  • Energy Efficiency Features like EPC ratings saw a surge in early 2025, likely aligned with new government incentives and rising energy costs.
